finland cottage rentals service terms
These service terms apply to the online service that is produced and managed by Finland Cottage Rentals and which means the websites of finlandcottagerentals.com and mokkivuokraamo.fi. By adding your holiday property to our online service and by paying the required annual fee, you agree to these service terms.
Finland Cottage Rentals (Suomen Mökkivuokraamo) in these terms is the service provider. Owner means either a private person (or persons) or a business who is the legal owner of a holiday property. Holiday property means a cottage, villa, holiday apartment, houseboat, igloo or a similar property that is offered for rental on our online service. Customer means a person or a business, that uses our online service and books a holiday property from its owner via, or with the help of, our online service.

​service charge and payment terms

We advertise holiday properties on our online service for an annual fee. The standard annual fee for one holiday property is 299€ + vat 24%. However, for premium holiday properties, or if the owner has more than two holiday properties to list on our service, the price will be agreed separately. The owner will be charged the annual fee on a set date every year, unless the service is terminated.

bookings made via our online service

Our online service comprises two high quality Finnish and English language websites, which the customer can utilise to find and book holiday properties in Finland, searching by dates, amenities or location. A booking is made direct to the owner of each holiday property and by making a booking, the customer agrees to the owner’s own rental terms, which are available to read and must be agreed to before the booking is made.

Responsibilities and rights of Finland Cottage Rentals

Our responsibilities include the advertising and marketing of holiday properties and our online service in Finland and abroad, the upkeep and updating of our online service and websites and supporting our owner partners in renting their holiday properties in Finland, in Finnish and in English.
We write the holiday property descriptions in Finnish and English but are not responsible for the accuracy of the property details or any products or services that the owner may offer to the customer. We are not a party to rental agreements or payment obligations that arise via our online service, and these agreements are only between the customer who has made a booking and the owner of the holiday property.
We edit all holiday property photos where editing will benefit the property presentation (e.g., fixing colour and lighting). We may use the edited photos also in our marketing unless the owner states that this is not allowed. Photos edited by us cannot be used without our permission on any other websites.
We reserve the right to develop and update our online service in any way we see fit, and to undertake maintenance and amendment work that may cause temporary short-term interruptions to our service. We aim to get possible technical faults and disruptions fixed by our technical support during the next working day.

Responsibilities and rights of the holiday property owner

Responsibilities of the owner include managing and updating holiday property details in our booking system, diligent handling of bookings and customer payments, and ensuring the cleanliness, safety and maintenance of the holiday property. The owner must make the holiday property available to the customer, in a tidy and impeccable condition, for the agreed rental period and on the terms agreed at the time of booking.
The owner has the right to decide the prices and the house rules for their holiday property, as well as the exact booking and payment terms that apply. The owner may amend the property details and the price list as they wish and as many times as they wish, but the holiday property details must stay truthful and cannot be in any way misleading.
The owner of the holiday property may handle the bookings and customer payments as they see fit, but it is the owner’s responsibility to handle all bookings and payments with due care and by following the usual legal obligations of a lessor

disputes
​
Finnish law is applied to these service terms. Both parties must aim to solve possible disputes by negotiation. If no agreement can be reached by negotiation, a private holiday property owner may seek help from the Consumer Advice Bureau, or they can take the issue to the Consumer Disputes Board. Our liability for damages where disputes cannot be solved by negotiation, is limited to one annual fee.

Termination of service and amendments to terms
​
The service is provided on an ongoing basis. The owner will be billed for the annual fee unless the service has been terminated by email at least 14 days before the next annual fee is due. If the owner terminates the service before the year ends, the annual fee already paid, or any part of it, will not be returned.
The service will be immediately terminated, if the owner has not paid their annual fee by the required date or if the owner has been found to break these terms or their responsibilities as a lessor. The annual fee, or any part of it, will not be returned and no damages will be paid for the unused time left before the paid year ends.
We reserve the right to adjust the annual fee yearly and to amend these terms if we consider it necessary.
